If you’ve ever searched for “window cleaning Sydney prices”, you’ll quickly find that there isn’t one simple answer.
A small, easily accessible home might cost a couple of hundred dollars, while a large home with lots of glass, difficult access, tracks, screens and detailed work can cost considerably more. Current Sydney pricing guides put standard residential window cleaning broadly in the $150–$400+ range, with larger or difficult-to-access homes costing more.
But there’s something important to understand before comparing quotes:
Professional window cleaning isn’t simply someone running a squeegee over your glass.

So, what are you actually paying for?
When a window cleaner gives you a price, there can be quite a bit more involved than the few minutes it takes to clean the visible glass.
A proper window clean can include:
- Interior and exterior glass
- Removal of cobwebs around windows
- Cleaning frames
- Cleaning window ledges and sills
- Cleaning tracks and channels
- Removal and cleaning of flyscreens where required
- Careful detailing around corners and edges
- Safe cleaning of difficult-to-reach windows
- Appropriate equipment for first- and second-storey glass
Some Sydney companies specifically list frames, tracks, sills and screens as separate components of their window cleaning services, so it’s worth asking exactly what’s included when comparing quotes.
And that’s one of the reasons two window cleaning quotes can look quite different.
What does window cleaning cost in Sydney?
As a general guide, you might expect something around:

These are guidelines rather than fixed prices. The actual price depends heavily on the property and what’s involved.
For example, one current Sydney pricing guide lists approximately $200–$300 for a typical 3-bedroom home inside and out, $280–$420 for a 4–5 bedroom home and $350–$520 for a two-storey home. Other Sydney guides show similar broad ranges.

Why does one window cost more than another?
It’s not necessarily about the number of windows.
The size, type, condition and accessibility of the glass all matter.
A small ground-floor bedroom window is relatively straightforward.
Compare that with:
- A 3-metre-high piece of glass
- Large bi-fold doors
- Louvre windows
- Glass balustrades
- Skylights
- Windows above a staircase
- Glass over a pool
- Second-storey windows
- Windows behind landscaping
- Large architectural glass panels
These can require different equipment, additional time and considerably more care.
A current Sydney pricing guide, for example, lists standard exterior windows from around $15–$19, while larger windows, French/louvre windows and second-storey glass attract higher prices.
That’s why “How much per window?” isn’t always the best question.
A better question is:
“What will you actually do to my windows for that price?”
And then there are the windows you don’t want scratched
This is one area where we believe experience really matters.
Modern homes can contain tinted, coated, Low-E, solar-control and other treated glass. Some coatings and films can be surprisingly vulnerable to the wrong cleaning method.
A scraper or razor blade might remove a stubborn mark quickly — but if it’s used incorrectly, it can permanently damage the surface.
The same applies to abrasive pads, steel wool and unsuitable chemicals.
Manufacturers and glass-care specialists warn against using razor blades, steel wool and other abrasive or metallic materials on certain glass surfaces. Some coated glass also has specific cleaning requirements and warranty considerations.
This is particularly important with:
Tinted glass
Films can be scratched or damaged by inappropriate tools and chemicals.
Low-E and coated glass
The coating may be on a particular surface of the glass and requires appropriate cleaning methods.
New-build glass
Construction residue such as paint, silicone, cement and fine building debris can be extremely difficult to remove safely. Simply reaching for a scraper isn’t necessarily the answer.
Older or weathered glass
Sometimes what looks like dirt isn’t dirt at all. Glass can develop mineral deposits, etching or permanent surface damage over time.
That’s why we don’t believe in simply attacking every mark until it disappears.
The first question should be: what is the mark, and what is the safest way to deal with it?
What about the tracks, frames and ledges?
This is one of the biggest differences between a quick window wash and a proper window clean.
Take a look at your window tracks.
You’ll often find:
Dust → dirt → insects → cobwebs → grit → moisture → more dirt.
Over time, it builds up.
The glass might look fantastic, but when you open the window, there’s still a dirty track underneath it.
That’s why we pay attention to the areas around the glass as well.
Cobwebs matter too
Sydney homes can collect cobwebs surprisingly quickly, particularly around:
- Eaves
- Window frames
- Outdoor entertaining areas
- Balconies
- Bushy gardens
- Outdoor lights
- Second-storey windows
Removing those cobwebs is part of making the whole area look finished — not just the glass.
It’s the difference between “the windows are clean” and “the windows look like the whole area has been professionally cleaned.”
Why difficult-to-reach glass costs more
This one is fairly simple.
If we can safely stand on the ground and reach a window with our equipment, the job is relatively straightforward.
If we need to work around:
- Height
- Sloping ground
- Balconies
- Gardens
- Pool areas
- Awkward architectural structures
- Second-storey windows
- Skylights
- Large areas of glass
then the job takes more planning and often requires specialist equipment.
And that’s not something we’d ever recommend cutting corners on.
The cheapest way to clean a difficult window isn’t necessarily the safest way.
Is it worth paying more for professional window cleaning?
We think the answer depends on what you’re looking for.
If you simply want someone to make the glass look a little better, there are plenty of basic cleaning options available.
But if you’ve invested heavily in your home, have large amounts of architectural glass or simply want the property to look its absolute best, the detail becomes important.
Clean glass changes a room.
It brings in more light, opens up the view and can make an entire home feel fresher.
And when the frames, tracks, ledges and surrounding areas are clean as well, you notice the difference even more.
What should you ask before accepting a window cleaning quote?
Don’t be afraid to ask.
A good window cleaner should be able to explain exactly what you’re getting.
Ask:
Is it inside and outside?
Are the frames and ledges included?
Are the tracks included?
Are cobwebs removed?
Are flyscreens included?
How do you handle difficult-to-reach glass?
What happens if my glass is tinted or coated?
Do you use scrapers or abrasive materials? If so, when and why?
Are there any additional charges?
A cheap quote isn’t necessarily a bad quote.
But it’s important to make sure you’re comparing the same service.
