If your roof is looking dirty, stained or covered in mould, pressure cleaning can seem like the obvious solution.
But pressure cleaning isn’t automatically safe for every roof.
The right question isn’t simply, “Can my roof be pressure cleaned?” It’s “Is pressure cleaning appropriate for this particular roof, and how should it be done?”
Different roofing materials, ages and conditions require different approaches. Using too much pressure, the wrong nozzle or an inappropriate cleaning method can cause damage that may not be obvious until later.
Why pressure washing a roof can be risky
Your roof is designed to keep water out — not necessarily to withstand concentrated, high-pressure water being directed underneath tiles, around flashing or into vulnerable areas.
Depending on the roof, excessive pressure can potentially:
- Damage or dislodge roof tiles
- Strip or deteriorate protective coatings
- Force water underneath tiles
- Damage pointing or bedding
- Affect older or weathered surfaces
- Push water into areas where it shouldn’t go
- Cause unnecessary wear to delicate roofing materials
There’s also the risk of someone physically walking over the roof while cleaning it. Older tiles can be brittle, and some roof surfaces simply aren’t suitable for regular foot traffic.
What about mould, moss and black staining?
This is where the right cleaning process matters.
Sydney’s climate provides plenty of moisture, shade and humidity for organic growth to develop on roofs. You may see black streaks, green growth, moss, lichen or general weather staining.
Simply blasting the roof with high pressure may remove what you can see, but it doesn’t necessarily address the underlying organic growth.
A properly selected treatment can often be an important part of the process.
Depending on the roofing material and condition, we may recommend treating the surface first and then using an appropriate cleaning method rather than relying solely on brute force.
Not every roof should be cleaned the same way
This is one of the things we think gets overlooked when comparing roof cleaning prices.
A relatively new, robust metal roof isn’t the same as an older tiled roof.
A concrete tile isn’t the same as a delicate coated surface.
And a roof with existing deterioration, loose tiles, damaged pointing or other issues needs to be treated accordingly.
Before cleaning, we consider things such as:
The roofing material
Tile, metal and other roofing surfaces all have different requirements.
The age and condition of the roof
An older roof may require a much gentler approach.
The type of contamination
Dust and dirt are different from moss, lichen, mould and deeply embedded staining.
The roof pitch and access
A steep or difficult-to-access roof creates additional safety considerations.
Existing damage
If tiles, flashing, pointing or other components are already compromised, cleaning needs to take that into account.
Sometimes pressure isn’t the best answer
There are situations where pressure cleaning is appropriate.
There are also situations where a chemical treatment, soft washing or a combination of methods is the better option.
That’s why we don’t believe in simply turning up with a pressure washer and treating every roof the same.
The goal should be to get the roof clean without unnecessarily shortening its life.
What about roof restoration?
It’s also important to understand the difference between cleaning and restoration.
If your roof has heavily deteriorated tiles, failing coatings, damaged pointing or other structural issues, cleaning isn’t going to fix those problems.
Cleaning can make a roof look dramatically better, but it shouldn’t be presented as a substitute for repairs or restoration when those are actually required.
A good contractor should be comfortable telling you when something is outside the scope of a cleaning job.
Safety matters too
There’s another side to roof cleaning that isn’t always obvious from the finished photos — the person doing the work has to get up there safely.
Working at heights, around roof edges, on wet surfaces and around fragile roofing materials carries genuine risks.
That’s why the equipment, access method and cleaning technique matter just as much as the cleaning product itself.
